Leeds BS & Credit Checks

Hi All

A Question for the Mortgage advisors i think..

Our mortgage advisor has done a AIP with Leeds Buidling Society for a 95% mortgage. She texted us today that we have passed the credit check but Leeds have asked as few questions which i sent her the answers and that we have an appointment on Tuesday to complete the full application.

In regards to the credit check, what type does Leeds do for the AIP is it a full check or just a basic one? Will they do another one for the full application?

    AIP is never a "full" check.

    Forget the scores and when, what is it you are nervous about?

    Leeds will check and continue to check and underwrite in a detailed manner. They do usually flag credit issues upfront to be fair, although not always the case..

  • Leeds use equifax I believe so if you haven't checked that credit report you should do so.

    There was no other lender who was going to do this case. Did you get a fee-free broker in the end?

  • Hi all.

    The mortgage application is being done in my wifes details, she has very good credit and never missed a payment. All of her credit cards and loan and hp on her car were paid off recently by her parents so she will only pay the mortgage and rent as its a shared ownership house we have applied for.

    On the other hand we have a joint bank account so have a financial link and i have a bad history with 2 defualts. 1 paid off and satifield and 1 outstanding and an arrangment to pay with 3 others.

    Our mortgage advisor has said it got reffered but a day later was passed and got a AIP with leeds.

    My concern is that further down the line leeds will decline on full application.

    This is the reason why i have asked for advise.

    We are using a mortgage broker/advisor who we pay a £295 fee on completion of the sale and need to pay a £199 fee to leeds.
