Leeds BS should i be worried ?

On the advice of our broker my husband and I have applied for a 80% LTV mortgage with Leeds BS due to the % deals they are currently offering for first 3 months.

We have had the mortgage agreed in principle however I have read some horror stories over the last few days about this lender taking fees and then turning application down and taking ages in general to get things done! are these isolated or has anyone had any good experiences...am I worrying for nothing ?

People are more inclined to write negative reviews than positive ones. There will always be people who apply but do not get accepted, its your brokers job to do the best he can to ensure you will get accepted, although he can never put a 100% guarantee on it so there is the risk that you will lose the booking fee.

I always ensure I upload all the supporting docs at the time I submit the app. Leeds then takes about ten days before it even looks at the case.

However, they still usually manage to issue an offer within two to three weeks later, so not bad in the current climate.

  • Is that 2-3 weeks after they have done the valuation/survey etc Kingstreet?
  • Leeds tend towards the pedantic in their processing and underwriting - I've never yet managed to get a case packaged to avoid at least one subsequent request.

They are always slow - but I did at least notice yesterday their service levels are at green for the first time in as long as I can remember.

They will only instruct valuation once they are happy with the application

Yes. My last case was offered two weeks after submission and they didn't actually look at the case for the first week.

Leeds publishes a set of minimum requirements and I'm happy to say I've never been asked for anything more than what I supplied;-

  • We had a very good service with LBS, they were very quick and even turned round a new mortgage offer (due to problems with the property) in 24 hours at the last minute. Having a local office and mortgage advisor really helped.
