Legal Fees

Hi,

Can anyone recommend any one for our legals fees? We are buying our first house, don't want to pay to much as the value is only £120,000. Plus have no idea where to start looking for a solicitor!

    I'd suggest using a local firm that does conveyancing. Recommendations from friends or family first call. Broker, lender or estate agent may also be able to make suggestions, although there may be business relationships that benefit them that you're not aware of.

    First question to ask is "are you on my lender's panel". If not, don't use them.

    Second question is "does a solicitor do the work, or an office assistant". If the latter, don't use them.

    Ok, is there anymore questions i should ask them? Like i said before this is my first time and i don't have a clue... excuse my lack of any idea on the subject.

    In our area, a decent solicitor charges about £500 + VAT + disbursements, a total of around £900.

    Talk to firms in your area and get a feel for them. Watch out for extra charges for completion of stamp duty return and acting for mortgage lender. The firms we use include these charges in the headline fee.

    Ask for written quotes to be emailed to you so you can compare properly.

    I was quoted £2227 for ALL fees (inc stamp duty) on a £153K house.
    Seemed like a good deal.

    Solicitor's Fee: 425.00
    Bank Transfer Fee: 25
    HMRC Completion Search Fees: £15
    Stamp Duty: 1530.00
    Land Registry Fee: 190
    TOTAL: 2227 (inc VAT & Discount)

    You get what you pay for. I wish I had paid more than rather than using a firm 200 miles away because it was cheaper.

    Use a solicitor local to work or home!
