HALIFAX…. Mortgage Application Question.

Hi,
Just wondering ifanyone can put my mind at rest – rather than bugging the mortgage advisor at Halifax…again!
We applied for ourmortgage in Branch on Friday, got a AIP there & then. Gave all the IDs& Payslips there and then also. Offered on a house the same day, acceptedand started full application with Halifax Saturday..
We have paid &instructed the Valuation today so…. I was just wondering if anyone had any ideaif Halifax give you an approved/declined before the valuation (subject toValuation of course)

Our valuation was instructed immediatley and has to happen before they accept to make sure the property is valued correctly etc..
Call from advisor within 24hours of valuation, to say everything was correct and the valuation has come out at the correct price.0 -
Halifax do not wait until the rest of the case is fully approved before instructing valuation.I am a Mortgage Broker

Does anyone know if you get your valuation fee back if you are not approved? I've paid £425 so not a small sum to lose if unsuccessful.0

No, you wouldn't get it back, the valuer has to be paid, even if the application doesn't go aheadEarly retired - 18th December 2014

Generally not.... We didn't go with Halifax but it was a similar process, they instructed the valuation/survey which we paid for first and we wouldn't have been refunded the amount if we were not approved. After all - the surveyor has done the work so he still needs paying even if it turns out the property is falling down or you are not approved.
Our mortgage advisor had a pretty good idea that our application would be approved to begin with though and wouldn't have put it through otherwise as it would be a waste of everyone's time and £££s, so hopefully it's the same for you too.0 -
I hope so, although our MA thought our application would sail through with Nationwide last week and it was declined. I'm not holding out much hope :-(0
