finished paying our mortgage last week and our title deeds came from the BS yesterday.
The enclosed letter states that we need to take them to a solicitor to get "The standard security" removed as if we don't it could cause problems if we either die or want to sell.
can anyone throw any light on what this means, cld I send them myself and if not how much would it cost?

Ps we are in Scotland I know the laws are different in rest of the UK.

You have to have the charge over the property removed, so it becomes "unencumbered" and can be easily transferred when you sell.
Lenders used to take care of that as part of the discharge fee you paid on completion, but as these have become less "popular" the lender has chucked it back to the borrower to sort out and pay for.I am a mortgage broker. I think it was less than a hundred quid for us, but I'll need to check.
Find the high street solicitors in your town who routinely handle property sales and purchases, phone round and ask for quotes/estimates.

A relative of mine did this recently, it was around £140 to have the security removed but yes, its down to the solicitor.:idea: LBM - 31 December 20070
