    I'm on a similar salary to you and had a couple of late payments. I wrote to barclaycard (templates are available on here) and they removed them!
    My new mortgage is with halifax

    Accord are the best rated (on many products) and easily one of the top 3 most selective lenders.

    I would ask OH and/or broker on what basis they recommended Accord and Santander, as seriously if they knew your credit file they are just stupid recommendations.

    Google can be your friend looking for another broker, although clearly you need to lose your existing one first.

    Yes, but not in your circumstances.

    Your biggest barriers are that you have a default on your file and this is a significant financial impairment.

    Coupled with an AP running to 2010, again a significant blemish on your credit file.

    Can be solved, but highly likely to require a specialist lender/Building Society.

    Thank you - the broker has access to my file and is going to be calling me today.

    If you wouldn't mind PM'ing me on how to go about finding a local specialist - Google is coming up a bit of a minefield with lots of tacky looking websites/adverts!

    Little update - it seems only Accord have done an actual 'search' on my file and not Abbey, so I am hoping there is still hope for me!

    Doesn't matter. Use of suggests that your finances aren't under control. Remember lenders cannot see savings at all. So base decisions on borrowing history.

    I didn't realise they can even see this as on my Equifax it is just a series of green boxes for my current account which all say 'up to date'.

    I basically said that my situation has changed - I was single at the time and I now am in a better financial situation and have changed ( as per my good credit report since) and I'm applying for a mortgage and it's causing me problems.
    Took about 2 weeks to be removed.
