Mortgages for the Disabled

Hi,
I would be grateful if you could read my post and maybeable to help.
I'm disabled witth cerebral palsy, have lived in my own house for 18years supported by a team of carers.
I've had a mortgage all that time from Nationwide whichhas 7 years to run.
I now want a £30,000 loan from Nationwide to help in thepurchase of another house that is worth circa £130,000.
Nationwide has declined his application.
My only income is DLA and Income Support totalling justover £16,000 per year.
Nationwide, and I have since discovered other lenders, aresaying they can only take into account his DLA. Apparently recent governmentcomments about benefits being subject to review means they do not view incomesupport as being guaranteed.
Are you aware of this situation?
Do you have any advice you can give as to how to get aroundthe problem?
Do you think this may be discrimination against the disabledor people on benefits?
Thanks in advance for any advice you can give.

How much do you want to borrow in total?
Depending on how much your current mortgage is, an increase of £30k on an income of £16k might push affordability too far - regardless of where the income comes from.0 -
How is it discriminating?
Part of your income is potentially under review.
If it it turns out your benefits are dropped and any lender offered you extra borrowing they would come under scrutiny, you could be out on your ear and im sure you would be the first to complain.
That being said, i have place mortgages for people whos sole income is DLA and other benefits (this year), so it is potentially possible. Might be worth a chat with a broker.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Nationwide gave me a mortgage of £17500.00 18 years ago on my Income Support alone, as that was all they needed at that time.
£30k in total I'd like to borrow.
Where I'm missing a trick is my DLA is not a income as such because part of it pays for my care and the other part is for a car / getting around, nor is it guaranteed as it is now PIP and we are being re-assessed. As yet I've never heard the government talking about changing the basic Income Support living cost element. Therefore, are the banks miss-understanding the benefits and refusing to help people on benefits?0 -
My daughter is on DLA and Supported JSA, she has £10,000 deposit and would need a mortgage of £50,000 to buy a little place of her own. She is 25 and has a clean Credit History. Can anyone suggest the best Mortgage Providers to try?0

Think carefully of the benefit of renting over buying, maintaining a property is one and the fact that housing benefit will always pay your rent but SMI (support for mortgage interest) is only a short term measure.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
