Advice re renting Bungalow

Hi all looking for some advice,I am thinking of letting out my late parents 1940s bungalow in the Ballymena area, I was wondering what is required would I have to have it rewired, the kitchen updated and decorated to rent or could I set a low rent and let the tennent do all the updating/maintence

All advice would be greatly appriciated

    You are responsible for having the property electrically/gas certified.
    It also needs to be ensured and if the house is in a poor state of repair it's unlikely anyone will want it.
  • After several difficult years letting out a house myself, I eventually handed it to an estate agent to manage for me. What a relief! My advice is to do the same, after all they're the experts. At the very least pick their brains and they should be able to answer all your basic enquiries. It has been a great move for me, well worth their fee :)

    No way consider this, What if they make a complete mess of it and devalue the property??

    You will need a Energy certificate & the electrics will have to be safe

    You can use an agent to advise, find and sign up a tenant for a one off fee

    You can always manage the property ongoing after that

    if the wiring is the old rubber type it will need replaced .
    If its not the old type then it may just need the consumer unit updated . Kitchen ,depends on how old it is ,you may be able to change the doors and worktops and keep the units .
  • You could even paint over old dark wood, like skirting boards, interior doors etc, in a nice cream or white to make it look more modern and fresh. Same for the kitchen units.

    If there's a coloured bathroom suite, maybe think about changing it, even for a cheap one.

    If there's any really dated carpets change them so it looks nice and clean, neutral, and the rooms flow better so will look more spacious.

    When you get the EPC it will last for 10 years. You need one to rent or sell a house
  • If it was built before 1945 you'll need to apply to the council to get it inspected. If it doesn't pass than the amount of rent you can charge is controlled and you'll still need to bring it up to standard.

    My considered opinion is that you would be best taking advice from a factor or letting agent. Get the property up to scratch as per their advice and let them handle the letting and supervision of the property.

    Mind you some people have a knack for this sort of thing but without the relevant knowledge and experience I can only see it as being a curse.
