welcome discharge

Foolishly 10 yrs ago I took out a Welcome secured loan which was paid of in 2 years. At present I am remortgaging to get a better deal [ more money wise now ] but Welcome still have a charge on my house.Contacted them and they said it would be discharged asap, I have recieved a letter from their solicitors asking for a sum of 174.00 to carry out the discharge.

Vat 19.00
Scottish Land Reg costs 60.00
I have the original loan agreement and there is no mention of having to pay these costs at the end. Surely Welcome should have discharged this from the Land Registry 8 years ago when the loan was finalised.

Phoned Welcome and they are paying the cost of the discharge should be sorted in a couple of days.0
