Just got credit reports - any chance?

Hi,

I've just downloaded my credit reports for the first time with a view to applying for a mortgage in the next few weeks or months. I was wondering if anyone can tell me if what I'm hoping to do is realistic.

- I am looking to borrow around £60k and will have a deposit of at least £28k (inheritance) by the time I apply.

- I work full time earning £19k and also receive £4k income from a house rental (same inheritance).

- My credit reports show perfect payment history for a bank account (since 2009), a Barclaycard (since August 2012, balance usually no more than £400 and normally cleared every month), a £7k car loan (since Jan 2013), a mobile phone account (actually the SIM card for my ipad, since May 2013) and two Virgin cable accounts (one old and settled in early 2012 and the other active since May 2013).

- I have a CCJ from Oct 2008 for £585 from a water company. This is not showing as satisfied, even though I am sure it was paid. I probably won't be able to find any paperwork at this point for it though. Can anyone tell me the best way of getting this corrected - do I have to go via the court or the water company? I will even pay it off again if I absolutely have to and it's worth doing.

- I have a default for £54 from BT from Nov 2011 that was settled in Feb 2012.

- I have another mobile phone contract that is only showing up on one credit report and it has my first name and surname swapped around. This appears to have been due to the person in the shop entering it that way and nobody noticing before the paperwork was signed, as my copy of the agreement has it like that. However the payment history on that one is perfect.

- Equifax has a red marker against my Electoral Roll entry at my current addresss, even though it confirms I am on it. It is not clear why, although it could be because I was only added to it in August, due to the inefficiency of my local council.

Sorry for the long post but I wanted to make sure I included everything relevant! Is my proposed mortgage likely to happen based on the above and is there anything I can do about the CCJ and the default that would help? I am currently saving about £700 a month so I can wait a little while and up my deposit if that would be helpful. Also is it worth doing a notice of correction for the bad bits or is that a waste of time.

Thanks in advance

Dont add a notice of correction,. They attract further scrutiny and in reality solve nothing.

Get your reports to a broker and a solution should be possible.

i would be 99% sure this can be sorted. But i would agree, go to a broker to ensure its done right first time.
