I personally don't think it will raise house prices any more than they would anyway, incomes are staying the same , affordability is still same as it was last month ,
getting a 95% will not be any easier to obtain except for those who have the income but not been able to save a larger deposit for whatever reason, that were the HTB2 will benefit people
it might increase the asking price , sellers thinking they can get more but at the end of the day , lenders and buyers will get these prices down one way or another , mainly , I think after the valuation survey,
this, in my opinion is when the price negotiations will really start, as opposed to the beginning of the buying process, as it stands at the moment, you can offer the seller whatever you like to secure the property but what you actually pay are not necessarily going to be the same,
it seems some sellers are already having problems with valuation surveyors picking up on everything, giving the buyers some leeway for reducing offer price
but as I say its just the way I see it ,
sorry OP didn't mean to hog your post but it does give you something to consider when you come to make an offer , "subject to survey"0
