Halifax mortgage application - recent experiences?

Hello

Newbie here! Sorry, I am going to ask a question that's no doubt been asked many times before but I am having a lot of sleepless nights and guess I just sort of need some reassurance!

I'm a FTB, put in an offer on a flat, been given an AIP by the Halifax, and the valuation was carried out on Monday. The mortgage is being arranged through a broker (who has been very helpful and seems to know his stuff). As I understand it, the AIP doesn't mean much, but they will have done a "soft" search which would have thrown up any recent (as in within last three years) adverse information? The broker has already spoken with the underwriters, passed on necessary documentation, and gives me the impression that it's almost a case of rubber-stamping if the valuation is okay, but I am dead nervous.

My main question is, has anyone else here been through an application with the Halifax recently (as in, in the last few months), and if yes, how long did it take between valuation and mortgage offer (or decline, as the case may be)? The waiting is killing me lol!

Many thanks in advance.

The Mortgage Promise is a soft search, but the full application involves a hard search, so it sounds fine.

Once the valuation is back, the offer is normally issued immediately.

Ask your broker to check for the receipt of the valuation (we get an email) then go into Halifax online and click the "next steps" option, as this often triggers the offer, for some odd reason.

Our last Halifax case was submitted on 8th October, valuation and offer both done on 10th.

    It'll never be done, mate.

Nor, TBH, does it need to in most cases.

Was that a special job for a particular set of circumstances?

Long standing customer. Low LTV. Valuer working in the branch I managed wandering back in with a sandwich in his hand at the right moment.

Got very lucky. Fairly sure it completed the same week as well as the searches had already been done.

I also had a handful of further advances where no valuation was needed offered while the customer was still present for the initial interview. Not sure they allow that these days!

Yes, ours took about 3 days for the offer to come in the post after valuation but our broker had it on his screen within a day I think it was. Pretty quick anyway.

    Good Luck.
