    The 'spread', that is the difference between mortgage rates and the BoE rate was probably at an all time high during peace or pretty close.

    Wasn't the South Sea Bubble also "genuine demand"? Everybody really wanted a slice of the alleged riches - it's just that there weren't enough to go round.
