Need advice pls

I currently live in an 2 bedroom ex local authority council flat in London that i bought with right to buy..it is now just too small for me and my family and i am thinking of renting it out and buying a bigger 3 bedroom house in London..
i have about £20,000 in saving and i want to buy a house from £230,000 to £250,000 i was thinking of remortgaging the flat and using it as deposit for the 3 bedroom house i want to buy.
Also my wife's credit is not too good do i put her on my joint mortgage application anyway? ...i tried the Help to buy scheme but they were only willing to give me £202,000 it was not for a joint application...
Any advise is appreciated
