Precise and new(ish) properties

Hi all,
Had a DIP from Precise a couple of weeks ago and now in the process of applying for a mortgage.
However, we've just found out that they do not lend on properties less than 2 years old or unoccupied. Should we forget the house we'd like to buy and find one older than 2 years old, or would it be worth asking them to consider it? Wouldn't really like to lose the valuation fee (and irritate the seller to boot).
Are this type of policy usually set in stone?
