Help to buy (rip off maybe)

Hi this is my first post and need some advise.
I'm looking into a help to buy equity morgage
On a new build with Taylor wimpy.
I went to them today to offer full asking price
But wanted 4-5k worth of options thrown in.
This was declined which is fine but it's the reason
They gave that I want advise on.
The agent told me that it costs them around 3.5%
Of the purchase price of the property if I use the help
To buy scheme so they will not offer any incentives.
She added that if I wasn't to use help to buy she would
Except an offer 8k below asking price. I can not find
Anywhere that says help to buy costs the builder any
Money and I have asked an estate agent family friend
Who says this is not the case. Any info or advise on this
Would be greatly appreciated

    You can't find anywhere that says so, because HTB doesn't cost them anything. The equitity loan is with the government, the builders have no part in it with the HTB equity loan product. They are either clueless and mixing it up with New Buy, or they are plain lying to discourage you from negotiating for incentives...

    NewBuy costs them that, HTB - EL costs them nothing as dgt says.

    We got estate agents fees (£2300) and full flooring with our help to buy house that we're going through with at the moment.. so to say they can't offer anything isn't true.

    Presumably this is for an Assisted Sale, which is permitted by the rules, while Part Ex isn't.
