ZERO 95% mortgages available for me?? :(

    Still 17 lenders.

    Two offer 95%, but only with the family guarantee/security.

    Two are NewBuy.

    Nationwide's save to buy has not been included in the 17.

    Thirteen are various building societies dotted all over the country, some with lending restricted to their particular area.

    The OP should have a look at lenders local to him and his purchase.

  • You and your partner have a combined income of £50k per annum and have stated have no financial debts I.e loans, credit cards... Are you not in a position to save more?

    Would also check your credit reports first before getting your hopes up on a 95% mortgage which your not guaranteed to get, if you haven't done that already.

    kingstreet above mentioned 17 lenders with 95% LTV for FTB on older buildings. Yet none of them will lend to me based on their websites.
    Not due to credit issues, just based on my deposit being < 10%...

    Have you factored in all the fees that you'll be paying on top of the purchase price? Stamp duty for example will take another £1,540 out of that £11K.
    Your outgoings will soar once you own your own property, so you don't want to be starting out having completely wiped out your savings.
    No free lunch, and no free laptop ;)
