Seems a bit unfair that you need some information and expect a professional to give it to you for free with no benefit to them at all.
I don't. That's why I asked for an idea of costs.
I was trying to reply to Dave Ham's question about splitting deeds & restrictions. I gave what options we had as explanation of what sort of advice I needed.
I wasn't expecting a free ride, just to know whether the IMA would be the best way of tackling it.
If it came across that way I'll go back & take that part off.0 -
I do not understand the restrictions part, 2 weeks in 10 months. Can you elaborate?
I honestly cannot see past splitting the deeds for simplicity and for straightforward exit although was not online when more information was posted..
Granted, there may be lenders that would consider; but managing a buyer through an agent will be a disaster..
I am a tad intrigued now though...I am a Mortgage Broker

Sorry. I obviously didn't make that part clear. Let Us See is exactly right.
The part of the post deleted explained the problems which make the splitting of the deed less than straightforward. They are to do with the layout of the entire property - buildings, services, access & land. I'll leave it vague as I don't want to be accused again.
I appreciate the advice from all that took the time & will, as advised, try to find a good MA who has dealt with similar situations & expect a bill of around £300.0 -
You could do worse than post on the housing board for opinions on splitting the property onto different deeds or other options on ways forward. Some legal bods on there who may have ideas and a regular poster from the land registry. It may be possible to split with covenants in place to protect all parties.
If you are seeking professional opinion it may be that you need a surveyor with planning experience rather than a mortgage advisor.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Thanks for replying, silver.
This whole darned thing is so confusing. I seem to permanently go round & round in circles. I thought I'd just found the answer in consulting an MA
I consulted a solicitor on splitting the deeds a couple of years ago. It could be done, as I said, but wouldn't be ideal &, not being straightforward, could involve quite an outlay. Depending upon a buyer's circumstances that outlay may prove to be totally unnecessary. They may not need or want it done depending on what use they put the places to.
We're a bit stumped as to what work is worth spending money on & what not.
How would I know whether it should be a surveyor or MA? Forgive me for being so thick but I associate surveyors with checking the structure of buildings. How would a surveyor be applicable in this sort of instance?
I'm so fed up with the whole thing I'd quite happily walk away & let the place rot but realise that's neither realistic nor sensible.
Thanks, Dave Ham.0
