    Missed mortgage payments are usually deemed "mortgage arrears" rather than a default, which is reserved for unsecured credit such as loans and credit cards.

    Are you sure there is a default registered? If there is, are you sure it relates to the mortgage?

    It will be very difficult to get anything over 70% with a recent history of adverse credit, particularly mortgage arrears.

    The private arrangement you had with your ex, didn't negate your contractual liability for the mortgage payments. Always a risk when letting existing mortgage arrangements run into the future.
