Need to take my ex partner off my mortgage

My daughter has been separated from her partner for 18months. The mortgage is in joint names. He, understandably, wants off the mortgage but even though she has always paid the mortgage from her account and never missed a payment, she has been turned down by her current lender & by the Halifax to have a sole mortgage.

She is a single mum who works part-time and receives FTC to help her income. On paper her income & expenditure gives her an affordable lifestyle with a little left over each month for emergencies.

Is it really so impossible for her to get a mortgage?
Should she be looking at advise for a first mortgage or a remortgage?

    It's a remortgage if she wants to pay off the current mortgage on the same property and do a transfer of equity to remove the former partner.

    The bad news - if Halifax says she can't afford it alone, chances are you won't find another lender to do it either.

    Agree with Kings. although from some experience if she has gone into a branch, or with an inexperienced broker then there may be solutions.

    Headline figures, how much is she needing to achieve and what exactly is her income?

    Be useful if you can breakdown the type of income, frequency and amount..

    I have personally got numerous Halifax cases through that have been told unaffordable in branch. Many of the benefits are 4 weekly for a start and they usually just times by 12 and every little helps in these cases...

    They just have to be keyed accurately.

    It would help if we knew the reasons for the declines - affordability or credit issues.
