Broker question, should I have recieved formal mortgage offer yet?

Good Afternoon

I am a FTB and currently in the process of buying a house – my mortgage is via a broker

I had my valuation 3 weeks ago (which was all fine and was valued what we offered and received a letter from Halifax confirming this) but I still haven’t received a formal offer of the mortgage - I have chased and chased my broker who have said no concerns or worry’s and Its in the lenders queue – what does this mean???
I got fed up of this same excuse and actually called Halifax today for a progress report and they said they are still waiting on documents from my broker then they can offer once received!!!??

Shall I tell my broker I have spoken to them directly, but they have assured me that all documents were sent weeks ago? (and i assume i shouldn't have really contacted Halifax as i am the brokers customer)


I don’t want to get annoyed/stroppy with my broker but what shall I do?

Any advice/help will be greatly appreciated

    Yes, go back to the broker, they should be chasing this, they may have sent the docs in and they have got lost, but they should be tracking this, there should be no need for you to have got involved...................sounds like somebody is not doing their job!

    I agree.

    If you haven't had an offer a couple of days after the valuation is back, there's something outstanding.

    If you fax them something, you follow it up the following day to ensure it has been received.

    I have visions of Halifax and broker sitting waiting for the other and nothing getting done. Halifax is one of the better ones for getting and processing docs. Santander is my pet hate for having stuff uploaded to the case two or three times before they say they got it, can read it etc.

    I went through our lender direct (i.e. not via broker) as a FTB and re-mortgage and found it to be a simple process as long as you are religious about the information/documents they required.

    I also had the mortgage offer within a week of the valuation being completed and so did the solicitors.
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    Thank you, exactly what I thought, I have been way to friendly/easy going and getting FED up now as this is all we're waiting on (all the searches have been completed and queries/titles been done)

    Broker is out of the office Monday, (!!!!) so will be on phone tomorrow.

    Shall I mention that have been on phone to Halifax and least then I can say what the issue is???

  • We also had a confirmed offer within a week of the valuation, going through a broker.

    Part of the point of dealing with a broker rather than going direct is to reduce hassle & get things done smoothly without you having to worry about it... Doesn't sound like your broker's living up to that, I don't think a bit of pushing is out of order at all! ;)
