Barn Conversion - Advice Needed

I have read a few posts regarding mortgages for self builds but have a few questions around barn conversions.
Here's a little bit of a background: We're first time buyers with joint income of around £55K with around £15K deposit. Potentially we have access to free barns and land.
I'd like to find out a little more information on mortgages around barn conversions or self builds. Would a self build be cheaper?
Would be great to read someones experience/thoughts. Would it be at all feasible or should we join the norm and get a 'first time buyer' mortgage for a house/flat?

The first thing to ask is whether you would get planning permission for the conversion.0

No planning permission, no build.

Especially if you suffer from insomnia. It's not riveting reading...
Finally, you can get self build mortgages, but you may need to find a mortgage specialist to find one.

Thanks for the info. Looks like our barn qualifies. I guess the next step will be to look for a mortgage specialist to find out if we’d be accepted with our current deposit and that we’re first time buyers.
Then move onto planning permission!0 -
Ok, well apart from planning permission - you also need to make sure that the dwelling has its own title deed (no agri restrictions or covernants), all its own separate utility supplies, drainage etc (ie not spared off the main farm house etc) and its own separate access and right of way independent of the farm (ie not via the farmyard etc,) or through any other dwellings boundries.
