    I would approach the MSE recommended broker London and Country as I used them to get my current mortgage but they've declined to do anything because of the student loan default.

    L&C cherry pick the easy stuff. A local broker is probably better.

    Unfortunately, you have been led in the wrong direction.

    Stop wasting time with Santander and L&C.

    Get your credit files like Dave Ham says and talk to a broker in the adverse market who wants this type of business.

    This can be resolved but you are facing the wrong way currently.

  • Although I don't have their ( the excellent mortgage advisors on here ) expertise , I would echo what they say, going on my own experience....

    I too approached Santander initially, and got glowing references and told it would be fine by the staff in branch ( banked with them for decades ) then got totally bombed out by the mortgage centre gestapo..

    Read nice things on here about L&C , tried them, girl I was dealing with came across as a form-filler... they applied to Nationwide, again bombed out.

    Panicking then, as feared that 2 credit searches had further harmed credit file, so I asked friends locally for broker recommendations, same name came up from 2 separate people, went with him and got sorted out via Woolwich...

    I think unless you are a really straight forward case, a broker who has built up relationships with BMs at various banks/BSs is worth his/her weight in gold.

    L&C are presumably recommended because they pay a referral fee, why else would a "remote" broker be recommended over a face to face one?

    L&C can cope with the traffic a site this size might generate.

    I shouldn't have mentioned gold ( trying to pick a good time to sell some sovereigns, price is up and down all over the shop lately)

    I hung on thinking Obama was gonna nuke the middle east, but he flapped it and down went the price again....
