Halifax valuer delay

We just applied for our Halifax mortgage yesterday and our valuation is booked for next Friday. This seems quick to me?0

Don't confuse the mortgage report & valuation, done for the lender by the lender's chosen surveyor, a HomeBuyer's Report which may also be done by the lender's chosen surveyor (buyer's preference) and a structural or chartered building survey.
The latter hardly ever being done by lender surveyors these days.
In leanne's case, she's in an area where the surveyors aren't too busy, whereas in others it's taking three or four weeks to get a valuation appointment.
There is plenty of anecdotal evidence that if you want speed, you get the lender's surveyor to do the lender valuation only and find your own surveyor for your extended inspection/report. Corporate survey firms (Countrywide, Esurv, Connells, Colleys etc) have fewer surveyors who do HomeBuyer's, hence the extended timescales.I am a mortgage broker. I'm not sure if it was done by Colleys, I'll have a check and find out.
I actually heard back today from them, almost 3 full weeks since we sent the damp report. They are placing a £2.5k retention on the house. I'm hoping either the seller will pay for the fixes or reduce the price.
I think they must have lost or misplaced some of the reports.
So a rough time line for anyone who is curious.
Value report is done - approx 2 weeks pass and then they asked for a structural report.
Structural report was done by an independent firm approx 1 week later and sent to the halifax.
2 more weeks pass and they request a damp report. A damp report was done 2 days later.
Almost 3 weeks later we have our offer. Our broker was chasing the halifax often and they said they were currently so far behind that they were having a 10 working day delay on any correspondence.
If anyone is in a rush I would suggest avoiding the halifax until they hire some more staff.0 -
TBH it's Colleys who are having the biggest headaches.
Halifax is pretty quick if you take the valuation (and associated issues) out of the equation.I am a mortgage broker.
