    Oh I have no problem with the 4.34% it was just in response to brectta getting 3.74% on the same product.
  • Currently there is a 95% deal at 4.69% with no arrangment fee but there is a application fee of £199, however I also know this is exclusive to certain brokers. I don't advertise lenders or brokers but there is some deals out there.
    You have to have a decent credit rating for a true 95% deal

    The main issue we seem to be finding is geographic restrictions and the income multiples being low (around 2x!) which where we are looking wouldn't buy us a 1bed flat. Our credit rating is pretty good as we have always had credit but used sensibly!

    The lend a hand etc are great but again out local authority isn't running it and we don't have anyone able to put up £18.5k.

    One option is with Bath BS but uses parents as guarantee which although they have said they are willing to do I am not so sure about using?? Any opinions on these types of schemes?

    Poor Maria, that sounds good is that a large or small lender? We are speaking to a couple of other brokers this week so they may come up with that option! Otherwise its saving saving saving and hoping the house doesn't sell!
