I have missed 7 payments can i get a mortgage ?

    Ok, this is jumping around a bit.

    Something like being on Limited Leave to Remain and the dates are crucial in your case and would have been useful in the opening post.

    In any case, I would fancy with your deposit and missed payments noted that your expectations are just about realistic. You may have to compromise on the no product fee part.]

    I do not think Saffron would be best priced for your circumstances (as shared on here) although if you have any other nuggets up your sleeve like a short term contract, or missed payment last month etc. then this stance would change.

    Tell your broker you are unhappy with Saffron rates, if they cannot do better; get your credit files to a broker that can.

    1) What do you mean by short term contract ?
    2) I did not have any missed payment since 2011. and don't think will miss any thing in further as only have mobile contract and credit card which I have set-up direct debit to pay monthly in full.
    3) How much I have to compromise on product fees I am willing to pay up-to £2000 which is quite realistic for my circumstances.
    4) I have being told to wait for another year in order to improve my credit score to acceptable level 880.

    I did check with noodle (part of call credit) and these missed payment do show on credit report.


    My Residency status is a issue but I am living in this country since 2006 and will get permanent resident status in 2015. Due to my residency only few lenders are willing to lend but they tend to have a sticker criteria and my broker is targeting Halifax and NatWest (For Next Year), but I want to get mortgage this year as house prices are increasing each month and I don't want to lose out.

    Trying to determine what is going on, you need a new broker.

    No-one should be using the Experian scores as a benchmark for success.

    Short term contract is not permanently employed and was not being specific, rather raising awareness that the details are important.

    Another year should not make much of a difference. You should be ok now..

    Im with Dave.

    Trying to answer the questions and then adding new info to the mix after a few replies isnt helpful.

    Sit down with a broker. Get EVERYTHING down on paper and let them sort this out for you.

    Getting a Mortgage should be possible and at rates/fees which are reasonable but you are going to have to sit down with a broker at some point, so its best to do it sooner rather than later.

    Your income does not even match affordability for Saffron BS for the size of mortgage you suggest as far as I can see.

    I think you need to start again with another broker. Lay everything out on the table and stop focusing on what 'rates and fees you want'.

    You firstly need someone to tell you what you can get (both rate and borrowings). Then, if that is not acceptable to you, ask the broker to tell you what needs to change to obtain wider options.

    The fact that you are not PR, EU or UK citizen may indeed reduce the number of lenders available to lend you, but you are still left with many who will lend with attractive rates. the most imporatant is how many years left till your current levae to remain expires...
