    For those that are now finding the thread hard to follow, it is because the first post has been edited rather than new questions or acknowledgement to answers being given in thread order.

    Just in case, anyone is still interested in the original subject of this thread.

    Kingstreet picked up the key point which is that mortgage advisers do not have to be individually registered with the FCA to be 'regulated'.

    The firm will be regulated (for residential mortgages) and each person 'controlling' the business, or supervising others should be individually registered with the regulator.

    If you are ever unsure about the status of any firm or individual, the safest bet is not to use them.
