Concerned this is all going to fall through!

Just looking for some advice. I Can't help feeling I'm reading too much into this so probably looking for a bit of reassurance.
We are based and buying a house in Scotland. Our solicitor put a verbal offer in to the sellers estate agent and after some negotiation, this was accepted. The solicitor then put the formal offer in. Meanwhile we sorted out our mortgage however they can not release the offer until they receive an updated valuation/home report (previous was out of date). The estate agent claims this was done 2 weeks ago and would have been available a few days later, however there is still no sign of it. As it stands, the sellers have still not accepted the formal offer (solicitor is not concerned about this) and the house is still showing for sale on the websites, not marked under offer etc.
When we discussed timescales with the estate agent, we advised we would like an entry date in mid October which he claimed the sellers were happy with and that they would like to go to missives ASAP. We need to put our notice into our landlords but as they're seems to be no commitment from the sellers, I'm very reluctant to do this. They seem keen for a quick sale, however so far there is a delay from their side.
I can't help thinking that their holding out for a higher offer. Anyone else thinking along the same lines or am I lowing things out of proportion?
