How can we get a mortgage if we have a court decree?

Hi there.Me and my partner have been looking to buy a house in Perth,Scotland.We have a decent deposit and are first time buyers aged 25 and 26.
We have been declined by Hsbc,Nationwide,Bank of Scotland and Halifax.
We are both employed with no debt etc.
Our problem is 1.5years ago my partner sold a van on Gumtree.This had been advertised a few months. A lady bought it after trying to haggle alot.The next day she phoned saying Tax wasnt as advertised...obviously as it had been advertised for a few months.She was offered for us to take van back but she wanted yet more money off!She was denied this and she wanted to keep van for going England the following week with a trailer of horses.A week passed and she phoned up saying not happy with van!As she had driven it all over the country we werent satisfied it hadnt just served its purpose.
Court papers arrived which we thought didnt look official..they were!she was awarded £400 resulting in a court decree which is now on file for another 4yrs!
Does anyone have any advice?Our credit scores are both excellent.

    Feel your pain on this one, although with this on his file his credit file is hugely affected.

    Exactly how long ago was it registered/dated, what is purchase price and what is mortgage required?

    As you failed to file a defence the Court had no alternative to award judgement against you. A very costly error. As it doesn't make any difference what you say now.
  • Thanks for replies.As I said we didnt think the letter to be official it had a hand written envelope as a starter.Had we realised how this would have affected our future we would have acted quickly.
    We are looking at a house for £139,000
    We have been looking at a lender but they require 20% deposit.
  • Sorry Dave,to answer your other questions.It occurred 36months ago and was satisfied on credit report.
    We would be looking to borrow approx £120,000

  • We have about £18,000 to put down but 20% plus fees and stamp duty was out of reach

    With a 15% deposit which it appears you have (crossed posts) then I would think there is potential, subject to the detail of your case.

    Highly likely to need a broker on this one and will still be tricky as many smaller lenders do not allow lending in Scotland
