Mortgage Advice

Good Afternoon All,
I need your assistance, on a rather difficult situation I am in. I am looking to obtain a mortgage of approx. 145k, for a property in the UK. Here is some very brief details:
· I live and work outside the UK (Belgium)
· Looking to relocate back to UK. So would not be a buy-to-let.
· My wife is a non EU Citizen.
· Our combined income is over 120K EUR.
· We have a 25% Deposit. Could be increased if a lender would actually entertain me.
· My credit file has two defaults. (Current score 702 = Poor)
o Lloyds TSB – Overdraft Default date: 20/01/2011 – Not Settled.
o Lowell – 02 Phone Bill – Default date: 22/03/2011 – Partially Settled
· Trying to argue with the lenders to remove the default, on the grounds I never received a default notice. I can only try….
· I have a credit card, with history stating that I have not missed payments.
Can anyone put me in the right direction? I mean any advice of proven brokers/lenders that may lend in my situation? I believe I could also get a guarantor with a squeaky clean credit rating. If I have to pay high broker fees just to get on the ladder… then I have to lump it.
Any good advice welcome. I do understand without the defaults, perhaps the situation would have been easier.

With a 25% deposit, there will be options available.
Unfortunately we (as in the brokers on here) are not allowed to recommend lenders/brokers. You might not like the interest rates either Dan.
The lending you require may be a little modest for all but the smaller lenders who need their pound of flesh on the deal.I am a Mortgage Broker
