could i request a survey after valuation been carries out?

Hi everyone
I have just been emailed my valuation report from Colleys and its picked a few things like penetrating damp which may affect timbers, some dangerous aspects of electrical work and also some parts of may contain asbestos
Now i know the shed/outbuilding in the garden has asbestos roof so im wondering if thats what they mean?
If i was to ring colleys would they carry out a survey if i paid them extra or would i have to get in touch with Halifax?
My other option is to get an independant survey, what does everyone think?
Also even though they valued the house at the price i paid for it do you think i would be able to renegotiate the price due to the problems found?

First thing is to see if Halifax consider the property suitable security - otherwise you could be wasting your money.
They may ask you for a specialist timber and damp report in any case.
It is usual in these cases that the buyer arranges the specialist reports and also that the buyer reconsiders the price and renegotiates with the vendor and/or asks the vendor to pay ofr the reports.
Colleys are not the right avnue for these reports, you need specialists in each area.

On the report it says i should instruct a damp and timber treatment contractor to investigate the full extent and carry out any work needed.
They said they sent the report to Halifax on Tuesday so hopefully it wont be much longer before i hear off them.

If they are actually willing to lend in the current state?
You should have an answer by now, either chase your broker or advisor in branch.
Then as stated, you will need to be lead by the lender requirements and then anything you want you can organise yourself directly away from Halifax/Colleys.
Typically price is discussed again at this point, whether you get a reduction or not will be dependent upon how much you want to buy and they want to sell and see who blinks first.I am a Mortgage Broker

Thanks very much ill get in touch with my broker first then see what halifax says, also get in touch with the solicitors then to see how price reduction etc

The Halifax may not lend you all (or any) of the money you have requested if they think the valuation survey has shown the property is not a sound investment. So just check how the Halifax will react to the valuation.
It used to be normal to get an independent survey on top of the valuation report. A "full" independent survey will go into a lot more detail and investigate more.
As you've been recommended to get specialist reports, that would be a good next step (after you know that Halifax will lend the full loan sum so worth your while proceeding).
Have you been advised to get a specialist report to clear the asbestos as well as a timber/damp report?~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

No with the asbestos it just says, 'parts of the property are thought to contain asbestos material. You should take care when carrying out repairs, maintenanace or renewal':TIf your happy and you know it clap your hands :T0

Asbestos was a commonly used for many years in the building industry. Guttering, drainpipes, roof tiles, roofing, the list goes on.0
