Prepping flat for rental but got a couple of problems!

Put the details in the inventory, warn them, but don't replace - tenants never seem to look after things properly in my experience and I constantly regret putting down the gorgeous carpet in the tenant's room, although it is meant to be stain resistant...
I'm a tenant and I look after the property I live in a heck of a lot better than the landlord does ...0 -
I would point it out to the tenants and then promise a new one at a later date. It's all tax deductable anyway.
Yep I live in a work in progress house without any heating,but wouldn't expect my tenants to live in anything less than warm and comfortable.0 -
When we moved into our rented house it wasn't awful, but it hadn't been looked after. The previous tenants had done a good job at hiding things that were broken etc so the landlord didn't know. He was happy to get things replaced (including the keys for every single window in the house that the tenants took with them!
It upset our landlord a bit because it was the house he lived in with his children before he moved in with his partner. He has since said we are the best tenants he has had and we have made the place even nicer than when he lived there, so some tenants do look after their homes!
Make sure you put everything you find on the inventory (and take photos at the point you move out!) so the tenants are not only aware of those things, but you also have your own inventory of your property (just in case they move out and you need to check for returning deposits etc)the only debt left now is on credit cards! I find the problem is that there a lack of decent properties and landlords who care. I know of a select few landlords who actually maintain their properties to a good standard, especially with older properties.
I also understand that often people will not look after a rented property as well as their own. For example, if something in my flat looks a bit shabby with normal wear and tear I would replace it. But not in a flat where the landlord doesn't care either. Our paint is peeling in our bathroom because there isn't any ventilation but my landlord doesn't care. He hadn't visited the property in 4 years before we moved in then had the cheek to say that we (the tenants) should re-decorate because it didn't look very nice!
