Property Entitlement (seperation)

Hi all, currently sadly on the verge on a relationship breakdown. Every time I approach my partner to discuss she refuses to talk and thinks it will all blow over, this has been the case for several years now. Come the end of the month when it is time to top up the joint account which pays everything including the mortgage I have tremendous anxiety as I know I should be moving out. I am afraid as my partner will not discuss and seems to think if i want to leave then i should and just leave her with everything.
We purchased the house only a year ago through a Right To Buy Scheme.
We basically paid £47K for a house valued at £79K this was due to our deduction as council tenants over the years.
We have since added a conservatory at a cost of £15K.
The main issue is that the conservatory is in my name alone, even though we pay from the joint account.
We have lived in the property for around 8 years prior to purchase and all monies to improve and to live off came from joint account. Until just this year I was putting in twice the amount as my partner due to differences in salaries.
She has two children, one at 23 and the other at 14., both living with us.
I am a very nervous and anxious person and to move to a new property would be a very big deal to me when i am comfortable in this one. However I know my partner does not want to move so i am willing to move out.
The way i see it is we must agree terms before getting a solicitor involved as this will be added cost and stress.
Is it unreasonable that i would like my partner to remortgage and pay off the conservatory amount (or take a loan) and also to pay to me half of the deduction we received for being council tenants?
I have paid for many many things in the house from my personal account including garden improvements (patio, Etc) at £2000 recently. I dont care about contents other than my personal items and feel that if she agreed to pay me £30K that would be fare? This would be half of the house reduction at £16k and the remaining conservatory amount at £14k.
I really would appreciate some thoughts on this matter as I am close to a nervous breakdown.
I need to get out of this situation ASAP as my health as in mental state and blood pressure are poor.
We really dont have thousands of pounds to spend on solicitors.

Her chances of being able to borrow into the council discount during the five year pre-emption period are very slim.

My partner does have the means to cover the above but I know what you are saying. I would have hoped that the property may have been revalued at say original value plus conservatory giving somewhere around £94k. This would then mean she could remortgage/take cash back to a value of original £46k + £30k giving a good loan to value rate of £76k against £94k. Also i checked against extra borrowing of £30k over the 20 year period and this worked out at a very affordable £170 pm for her.
To be honest I just want totally impartial view as to if i am being reasonable in my expectations?0 -
I suspect your assumption that the full price of a conservatory will be reflected in the same amount of increased value will be incorrect.
Either way, you'll still require a deed of postponement from the council, so the first call should be to them to investigate the possibility.I am a mortgage broker. I don't think a conservatory will add any significant value - it may simply make it easier to sell vs a property without.0
