How many years back do the Halifax check your credit file when making a "hard search" and how many on a "soft search"?

That's what I thought but have read other posts that say 3.0 -
At AIP stage, they only check last 3 years although content of the last 6 years may form part of the overall credit score.
At AIP stage previous and linked addresses are not always searched and therefore these can get picked up at full application and declined. This is why many are not keen on the security an AIP from Halifax provides.
Incidentally even at full application success, manual underwriting still takes place and can still be declined.
What have you got on your file you are hoping does not get picked up and from when?I am a Mortgage Broker

Fair play Dave, you've sniffed me out.
I have CCJ's. 1 for around £60 from 2009 and 1 for around £120 from 2010. They are from a previous address and are unpaid. They do not show on my credit file, however, as I did not tell anyone that I moved house and closed all accounts prior to doing so and opened up new ones at new address giving different previous address. (I already know the seriousness of this and I can assure you that I'm not proud.)
I passed the AIP with the bank but I'm now worried I'll be found out. They did not ask me my previous address so I did not offer it. This may be because I have been at my current address for almost 5 years. But for some reason one of the CCJ's was not applied until 2010.0 -
Adverse credit such as defaults and CCJs show on your credit record for 6 yrs, after which they expire (satisfied or not).
You may have upto now circumvented the CCJ and address issue (and to be honest this method of hiding adverse has been used for yrs), but an AIP is a softsearch, once your full app goes in, this searches for linked addresses, and you have the Hunter system to contend with.
Additionally, if your mortgage application asks if you have any historical arrears, deafults or CCJs), you should declare the existance of the judgements you have, as to conceal them as part of the application, is essentially non-disclosure (indeed some will use the term Fraud).
In that instance, should you continue to hide them and the lender locates them, you could not only find yourself declinded under non-disclosure regs, but also added to the CIFAS register (which is an industry fraud registration of individuals involved in fraudulent mortgage or job applications, and is searched by both financial providers and also in respect of some employment applications).
Why not satisfy them, £180 won't exactly break the bank if you've saved a depsit - as given their details and if satisfied, they'll still be a home for you on the high st.
Hope this helps

So do you reckon it is best to declare them now with halifax and proceed or go to a sub prime lender and declare them?0

I would satisfy them, get your certs of satisfaction from the courts, engage a broker (whom will pre-place the app before submission), and take it from there.
You dont' want to get yourself embroiled in fraudulent mge apps ... when from what I can see there really is no need to.
Hope this helps

Thanks for your help, how long do you reckon this would take? I put in an offer for the house on Friday.
Oh and what do you mean by pre-place the app?0
