tracker - how long a term should i go for

im looking for a tracker or discounted mortgage, ing have refused my application so not sure where to go and try next, i paid off my 10k on the credit card and then appealed and was still refused.

i have been wondering how long a deal should i be looking for with my mortgage, what are the pros and cons of 2, 3, 4 or 5yr, i was looking at 2yr tracker or discounted as i am not that sure how long i will stay in my property, i have no plans to move but im just not sure how long i will be here.

as you get portable mortgages now does that mean i can go for a longer tie in period and if i want to move i can take the morgage with me, im not clued up on portable mortgages so not sure if this is a good idea or if the rates are as good
