help remortgage

I am a joined owner of a property with my brother.
The property is mortgag free
I want to move out and get my own place with my family.
My brother cant afford mortgage payments and the moment but I can.
Can I remortgage my share of the property or will I need his approval.
Plzz help

    As you are joint owners of the current property then both of you will need to be on the new mortgage on it.

    Is there any reason you can't raise a mortgage on the property you plan to get with your family? That would be far more usual.

    Thus year I have bought two properties buy to let n my money is tied up in that
