Incorrect CCJ and first mortgage

Hi,
My partner has a ccj for a parking ticket that he has recently discovered on his credit file. Long story short it is currently in court to be set aside in 3 weeks time. The issuing authority have confirmed they won't challenge this. Other than that none of us have any bad credit on our reports.
We have found the house that we want to buy and would like to put an offer in. Firstly is it possible to delay the process 3weeks if the offer is accepted. Secondly how will the mortgage companies respond to a set aside letter from the courts with an application?

If you really MUST have this house (and I question that), then:
Avoid a heavily automated score based lender.
Avoid a bank based 'adviser' who will simply bank it into the system

Thanks all. I spoke to halifax underwriters today and they said there would be a good chance of us getting the mortgage even with the ccj still active as its just for a parking ticket and is 5yrs old. I'm unsure of this tho and won't proceed this way as its not been satisfied. Just out of interest has anyone ever had experience of this type of thing going through? It appears that people in similar situations seem to get accepted in principle after giving extra info and then loosing the purchase at the last hurdle when the lender changes their mind..... Am I right?0

Parking fines are generally dealt with at magistrates courts not county courts and therefore will not give a County Court Judgment.

Your right Dave! My boyf used to be in the police so is quite savvy with all these laws. We have taken advice from CA and solicitors but nobody gives real answers regarding this. It's all a big mess. They have completely f***ed up to the point that they don't even have details of the alleged parking ticket anymore and have agreed not to challenged the CCJ being set aside. However, my boyfs credit rating will still look bad for a while as call credit take ages to update and his credit card have reduced his limit to £150 which looks shocking when other lenders are trying to ascertain if he's good with money. We will get it set aside and go from there (probably with. Letter as underwriters will no doubt pull this up from some system that hasn't been updated). Luckily he has no adverse credit other than this and mine is glowing too. Thanks for your advice.0
