Hi everyone,
im getting really worried!
short story is, went with post office and was rejected! didnt tell me why and was confused
looked on exprian and equifax and all is ok appart from not bing on the electral roll which i applied for and got a letter saying that i am in the process of bing on there!
so went to halifax on the same day i got rejected by postoffice underwriter. I went through every single detail and option with the mortgage advisior! in the end decided to go ahead! got an AIP and he was happy.
deposit is 25% for 150,000 property value! i gave him the all clear to go ahead and i paid for valuation on the spot. On my experian it states that there were three searches, one as first time buyer and two others by halifax.
valuation report came back fine, I got nervous as the underwriter failed me at postoffice... he reasured me its ok as he does the underwriting and they have assessors in branch if it need to get to that part.
I didnt ask what I got in the AIP (a,b,c) but he seemed happy to go ahead as it didnt ask me for 3 months paysilp and showed me on the computer and said thats a good sign.
well now its the second week after getting confirmation email from the surveyor report and he stated that i would have the mortage report done by next week, well today is the end of next week and i emailed him to ask what is going on.
he repiled with:
i am making some final ammendments to the mortgage report, nothing major. i will keep you posted!
so i sent a reply asking if its somthing to be worried about and if he needs any other info than im happy to give it asap to make the application smooth and fast.
he replied with:
can you confirm where your deposit is comming from again?
so i replied its a gift from parents and that all proof given to solicitor.
havent heard anything back so far
is there anything to be worried about as its friday afternoon and looks like it wont be this week afterall and getting worried now.... Iv just handed in my notice to my rented house as today is cutoff day and final agreement is 16 september! arrrhhhh

Your parents will have to to sign a gift disclaimer form, which is completely standard and required by all lenders where the deposit is being gifted.
Essentially it just confirms that the gifted deposit is unconditional, and not in exchange for any beneficial interest in the property, nor does it have to be repaid.
Hope this helps
