Mortgage application help

I wonder if anyone can offer advice.
Am in fortunate position you would think. Grandparents have set up trust fund which when a grandchild is in a position to buy a property the fund will loan an amount to help the grandchild with the deposit.I assume its a being called a loan to safeguard the money but the problem is we cannot get a mortgage because the building society wont accept this as a deposit which they don`t appear to elaborate on. Could anyone offer advice.

You can't use a loan as a deposit. You'll need to save the money instead.0
