Halifax Confuesion


Hi everyone,

I’m currently waiting on my final offer from Halifax, I spoketo our mortgage advisor on Saturday and she said she had done the final checksand it was just being sent off to be reviewed.

I have just checked my Equifax account credit report andthere are no searches coming up from Halifax at the moment even though we havehad an AIP and other documentation sent to us. I read on another forum postthat Halifax use Experian and other banks use Equifax would this be the reasonwhy a credit search hasn’t shown on my account or does it probably mean theyhaven’t even looked into my creditworthiness yet? Does anyone know if there areany delays at the moment or when I should expect to have this back? Valuationand Survey has already been carried out and searches are already completed.

Not particularly happy with Halifax service so far I thoughtour mortgage application had already been accepted when I had received an emailfrom them stating that they have valued the property and were happy to lend onthe amount required and that the documentation would be coming through the postshortly with my quotes for building insurance and life cover. Two weeks later Ireceived another email asking me whether I had received the information and didI want their buildings insurance. I said no that we had found a comparable dealelsewhere that was cheaper and that’s when she said okay we were put in for thefull mortgage offer now. It really annoyed me how that in her first email itseemed like it had already gone through not that I had to confirm buildingsinsurance first. I’m a FTB and I don’t know if this is the normal process orHalifax being a pain and confusing me even more then I am already am in thisprocess.

    An AIP (or DIP) usually results in a full credit check. Sounds like this may have come through Experian, but a copy of your credit report from us will confirm this either way.

    Yes seems they way they do things, they checked ours also 2 days before completion
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    What happens if they refuse you a mortgage days before completion and you cannot get a mortgage else where does this mean you lose your deposit?
  • Your solicitor is unlikley to advise to exchange until a mortgage offer has been made. Once a firm mortgage offer is made, it is rare for a lender to withdraw - typically such circumstances are finding out an applicant has deliberately witheld information, a suspected fraud, or the seller goes bankrupt. These are unusual.

    If you have exchanged and you cannot complete, yes you do lose the deposit, but again, this is rare. Your solicitor will make sure you are not exposed to risks beyond your appetite
