Nationwide chances FTB?

I wondered if you could help please, I have seen a mortgage with Nationwide and was wondering what your thoughts would be on my situation please being a FTB.
Value of flat £115,000.
Deposit £17500.
Salary £22,000.
Credit card £1400 No other outgoings.
No late or missed payments, proof of managing credit accounts since 18 normally paid in full after statement generated. (currently aged 22)
Been at current property over 1 year previous property 9 years.
Been with current employer for 14month.
My main banking is not currently done with Nationwide.
I really want to get approved and my foot on the ladder.
Battling to get the CRA's to show that I am registered on the electoral roll at the moment breakdown in communication from council and CRA's (nightmare).
Whats your thoughts on a acceptance

I should add the flat I'm buying is from my sister, I've seen a broker (family friend) but no talk of doing a AIP, I want to buy the flat should I just go straight in for a hard credit search? If I did a AIP on Nationwide's website and then took this to the broker could they use this or not to progress the application through the broker? Dont want to annoy our family friend by doing it off my own back after the work she has put in...

Can I find out my credit score?
You do not have a single credit score or rating. Different organisations take different information into account when working out your credit score and may have different scores for different products. (Kindly from Experian)

It fails on affordability. The calculator output is £96,700 when you need £97,500.
