Hello everyone ,
only me thinking again on a Saturday night of all nights.
Well, I went to a mortgage broker this week and when he inputed my details it can back declines, neither of us could understand why as when I opened up my equifax credit report online on their computer is showed no defaults , CCJS or late payments and a few old accounts with 5 years on the electoral role.
Well after looking at my experian nothing was one it and that was the reason why it was declined, my broker is has spoken with them and they understand and have requested a copy of my report.
Ive spend most of yesterday afternoon on the phone to experian and all my accounts are now on.
I know ratings are not overly important but i have a 966 excellent rating with no defaults, late payments etc etc.
The question is.....
when I look at my report there are a number of unrecorded credit searches, one from Lombard. This was a C/C my ex husband should have paid off when we divorced and its now not showing and is certainly statute barred.
Will this unrecorded search be a problem if I email the full report to my broker?

An unrecorded enquiry is an address check. It is not a credit search and is not visible to other searchers.

Thanks King Street for taking the time to read the long post and reply, The problem is the Broker wants me to email the report to them to ensure its ok.
Should I just not send the searches or will they not be concerned about the Lombard Finance checks?

Thrugelmir,
Up until six months ago i did use credit cards and Ive never had a loan for over eight years.
I have credit cards now but pay them off every month.
The overdraft with my bank is there but i dont use it, perhaps dipping into it then my salary clears it and hey presto back in credit.
I have no outstanding loans, and £80 owed on a credit card.

Hi,
I experienced absolutely same problem while I was submitting an application for one of my clients couple of days ago. The lender uses Experian report and they were not able to obtain any information from Experian. On checking the report, there were no credit records linked to the current address. Called Experian and they said they would look into it and get back. Though he was on Electoral Roll for the last 3 years.
However, the client didn't want to wait as he would lose the house. So, applied with another lender that uses Equifax and absolutely no problems. The application went through perfectly fine.0
