need some advice before completion

Hey guys

I had a thread before where i mentioned we got out final offer from HALIFAX which is great. The property is like a second/spare home to the vendor although they have quite few things at the property which belongs to his son who stays abroad for most part of the year

Now my solicitor has been constantly trying to get completion date from them, but their solicitor hardly respond to calls or when they do answer they say they will call back n don't follow up

- Vendor is suppose to carry out some repairs works in consolatory since we had our offer received which is now 2+ weeks , 3 weekends gone since it was suppose to be dealt with

what should be my move at this stage , we ideally wanted to complete before 20th , which is too late now so solicitors are trying to get it done by 23rd ... but its only 5 days and they havent responded yet

plz advice , i have to vacate my rental property end of month as lanlord is carrying out work from the next day

Your solicitor needs to have a conversation with the vendor's solicitor and the vendor's estate agent to establish what is going on.

You could also chase up the agent. Not much more you can do, I'm afraid.

    Hi King

my solicitor is trying his best, but vendors sol dont reply or keep delaying by replying we will get back to you.

yesterday they faxed and Cc'd a copy to me as well which states they have tried to contact numerous times and not been getting any responses from them . to which then i called up vendors solicitor myself and they said they will surely reply to my solicitor yesterday itself in few minutes. However end of the day there was nothing

As a buyer i feel in UK things don't seem to be fair enough and i guess something needs to be done here for eg:

the 1st property i liked , vendor agreed , vlauation was done , mortgage was ready and till 5 months vendor din find any other property they would liked.

on 3 instances they liked and made a GREEDY offer i guess and none was accepted so after 5 months i see even the EA has pulled the property off rightmove and thier website

Now i lost valuation money, solicitor charged a bit for chasing up + other bits so i was out of almost £1000 for no reason

should there be a way where vendor has to contribute where they cant complete sale or if they decide to pull out, why should i as a buyer keep wasting my hard earned money
