got a letter from the solicitor today with a map of my property plus a letter explaining they had sent my local council (right to buy) a deed of postponement over 6 weeks ago. i was straight on the councils case. gave me an excuse saying they had received a letter mentioning it but, nothing else. solicitor said they should have inquired about it but didnt. every extra week they drag it out is another weeks rent they get from me:mad:. i had got 4k extra on the mortgage for some small improvements as a couple of things were highlighted in the survey. the council has said they want invoices and receipts for work done. i explained i wasnt doing anything before the house was mine. where do i stand in regards to the extra 4k. the bank know the value of the house and why i wanted the extra bit money..sorry if its a bit long winded but wanted to give all the relevant info

The council appears to want justification for the £4k of spend. Unless you prove the expenditure then they have no way of substantiating your claim. By doing nothing the Council are forcing you to incur rent, so appears the ball is in your court.0

You want to borrow £4k of the council's "share" of your property. It will take whatever steps it feels necessary to prevent you doing that so you can get a new car or holiday.
The ability to borrow into the discount for home improvements has been abused so much over the years, councils have tightened up considerably now.I am a mortgage broker. i understand that people have lent money for holiday/car but these issues were also highlighted by the council so, in effect i will be doing the work the council was going to do. if the 4k gets with held will it affect my mortgage as the amount will change so, will i have to go through the process again?0 -
No. If the lender's valuer suggests a retention for essential repairs it will simply hold onto the suggested amount until the work is done. You would then complete and the retention would be lifted and the money released.
A lender's valuation confirming the essential repairs and a retention of £4k should prove to the council you are making an honest request.
FWIW if these repairs had been done by the council the price of the property would have been higher to reflect that.I am a mortgage broker.
