Declined mortgage with Halifax.

Hi everyone, this is my first post and I would really appreciate any advice. This could get a bit long winded so ill try my best. Myself and my partner applied for a mortgage with Halifax and were agreed an AIP a few weeks ago. We eventually had an offer accepted on a house so we went back to Halifax to start the full application process. All we were waiting on was a confirmation letter from my partners employer to say he was on a permanent contract. Anywhoo, 2 days later he recieved a call from Halifax to say our mortgage had been declined due to a 'credit error' on his Experian account. We had both checked experian and were pretty pleased with our report and scores. Mine being 968 and his being 987. However, we were informed that a linked address on his account had adverse credit with Vodafone!

We were mortified to say the least. My partner got in touch with Experian and Vodafone who have now opened up a Fraud case. In the meantime we have a had the generic rejection letter sent from Halifax to say our mortgage has been declined.

Even though Im hopefull this will be resolved quickly there is still a chance they may not remove the linked address for whatever reason. We still dont know how the account was opened without his knowledge. In the meantime, we havent informed the Estate agent about this as we are hoping to get the problem solved.

We were told that if we cant manage to resolve this we will have to go with an adverse lender? Is this really our last resort?
Has anyone had any similar problems. We are first time buyers and I think im getting grey hair already.

    How much was this for? Was it a default or a CCJ? When was it registered?

    I was in a similar position with both Halifax and Nationwide for £41.50 and was declined. I then applied with my bank, HSBC, with whom I have had an account for 18 years. The underwriter told me it wasn't good to have it there, but it wouldn't affect my application and they approved it on a competitive rate.

    If you can get it removed by challenging it you should definitely do that though - these things last 6 years from the point of issue, but are considered most serious for the first three years.

    I ended up reading a lot of this stuff after getting two AIPs declined at the offer stage - but there is hope! :)

    Another "Halifax Mortgage Promise is worthless" thread.

    A soft search done at DIP stage is unreliable. People do it because it won't leave a footprint, because they are obsessed with this "999" nonsense.

    A full search would have told you about this issue before you got to the stage of making offers and agreeing prices. Now you're trying to firefight without the agent knowing.

    We can't tell you how other lenders might view this, but it will take time to resolve and you don't have the fall-back position as matt, if you just happen to bank with Halifax.

  • Thanks for the advice guys. Im not actually sure how much the default was for as there wasnt a default on the account just a linked address. We were so sure we would go through the full application. Now we are just waiting to see what Vodafone say about removing the linked address.

    The default will have to be linked to one of you, not the address.

  • Hi Lee, we have been informed that Vodafone believe the information to be accurate? How can this be. We were informed that there are several names on the account and that a request was made by my partner to change the address. However, this has never come from an email account he has ever had. We have also been told the account was settled last month? It seems that because the account has been settled Vodafone arent willing to help. Last night we spent 3 hours trying to, once again, state our case with Vodafone, but to no avail. This really has taken its toll on us.
