Well what a process, I honestly thought after saving our deposit money for a second house, first one just didn't sell and couldn't take the financial hit on it, so put it on buy to let,

We saved up and I thought great mortgage in place with Lloyds, job done now find a bargain, there seem's to be a pick up in my local market over the last 5-6 months,

We finally find a house that suits the family needs, plenty of space, long garden, massive garage so i'm happy,

But its been a right pig of a deal so far, Nothing to do with us, but the sellers, total nightmare, the estate agents have had to go via his mum as he is so lazy, and she tell's him to pull his finger out, we're now sat with our deposit In the hands of the solicitor wiaitng for them to sign there contract, they've had 2 weeks and still nothing, we're dying to set an exchange date, which suits them more than us, as they left it very late (after survey expenses) to say there getting married and a honeymoon and want time after that to seek rental, so we reluctantly followed this,

Now I'm totally lost, nothing done on there part, do we throw down an ultimatum and give them until the end of the week or walk, or bare with them, it'll be 12 waisted weeks if nothing comes off by next week, then they shaft us by pulling out etc.

I suppose the question is, how desperate are they to sell the house, and you to buy it? Because if you give an ultimatum, be prepared to have to follow it through.
Are you still looking at other houses and how easy will it be to find something else that you want? Perhaps if you let the sellers estate agent know that you are still looking and if something equivalent comes up the deal is off, that will give them a kick up the backside without burning your bridges if you do want to stick with this one.
They dont sound fully committed to selling at the moment though.

We had a similar situation recently and it turned out that the sellers were stalling as long as possible as they were looking for something beyond their means but didnt want to loose us.... eventually because we were under so much pressure we left it, they never did move and it transpires that they still are looking but will only move if they find a bargain themselves!! It is so difficult and I just wish the laws were like Scotland as it would save so much time and stress for many people. Like the previous post I would go back to the estate agents, it is there job and they will be loosing money if the sales dont go through. Good luck with everything.

Yeah that's our major issue, I feel annoyed, as there so luck up until now we've played there game and they have been under no pressure, other houses we liked are selling around us, but we've typically picked the one with issues,

We are not in a rush to move, just to get the date for completion set, I believe anyone else would have gone, we've told the estate agent and even viewed another house with them since, they say they agree with us, and cant believe the sellers attitude, trouble is the one other house we really really want is sods law a touch out of our top budget with no more room.

I think we'll have to throw down the ultimatum, houses are always being sold, but I feel all the good feelings, all the power, all the enjoyment has been sapped out of this one, so maybe back to wait until the one that suites comes on again.

We had a similar problem with our purchase. We sold our house to a FTB, went to view a gorgeous house that had been on the market for 9 months with few viewers and no offers. Spent a week negotiating a price and explained, we had to be in before 16th August as were are getting married then and then off on Honeymoon. No problem the vendors said.

Then, during the process they stalled us because they couldn't find a rental property they liked enough. After a week of them dismissing about 4 properties, we basically said, if you continue we'll reconsider as we didn't want to lose our buyer who was by then getting itchy feet too. With that, they signed the papers, found somewhere and agreed our completion date - which happens to be tomorrow! Now, this was more stressful that my brief explanation makes out, as we had solicitors that were making mistakes as well. But, we still make it in before the 16th August and fortunately my FTB buyer has waited patiently.

Just because you give them an ultimatum doesn't mean you have to be harsh, sometimes people assume you're going to go in like a bull in a china shop! We didn't but it was just enough to get us sorted out.

We wont go all guns blazing, but we drove by to have a look again as you do, think I've gone past 30 times, there in ,and have been in plenty of times all week,

It will effect my family so I want to just knock the door and ask them !!!!!! is going on, I know I cant but still,

We have come to a decision, we'll ask them to have paper work in by the end of the week I feel that's a fair amount of extra time, maybe to much, however in the mean time we'll be second viewing another house we previously couldn't afford but now can, I feel if we ditch the current house it'll not be any fault of our own, but will only ditch it for the right alternative.

I just dread the call, the sellers have decided to not continue etc weeks from now and having waisted the survey and valuation money and 3 months.

Why not do just that. Knock on the door and say " I am three days away from saying enough is enough. Do you really want to sell or not? " Tell them that while theirs is your first preference you now have another almost as good option so unless they exchange before Wednesday you will pull out.

Maybe you have given them the wrong impression (that you will wait for as long as it takes).

I appreciate how frustrated you are, and it does seem as though they are dragging their feet, but 12 weeks is really not so far off the average time for a house purchase.

Ultimatums probably make very little difference overall. If someone is mucking you about by stalling, they usually have their reasons, in which case the ultimatum is water off a duck's back.

I suggest that you just mention to the agent that you will start looking at other properties if there is no movement in the next week and leave it at that for the ultimatum. As and when you find something, put an offer in.

Yorkie1 its been 12 and there wanting another 7 or by the sounds of it more, as they said minimum, its verging on ridiculous, the other property we're second viewing is just a little more money but a lot more for it, so now we've scrimped the rest we may just go that way if an offers accepted.

ValHaller, Agents aware we've viewed another house with them, the one we like and there of the opinion, although they represent the sellers, there just as frustrated so will gladly help us along with the other house.
