Mortgage LTV Help

I am just about to buy a property from a house builder. The selling price for all of the properties is £235k, but as it is the last one in the phase, and someone who had exchanged on the property had pulled out, they have accepted £219k.

The exact same property next door sold for close to asking price.

How is my LTV calculated? On the value of £235k or the buying price I have agreed?

Its on the agreed pch price (or valuation if it comes in lower).

i have recently received my final payment letter for our mortgage and they have put on a mortgage account fee. Do i have to pay this?

Hi, the property was already built and came with carpets and flooring, upgraded kitchen, shower in 2nd bedroom, turf in garden already

I asked them to pay my Stamp Duty on top.
