London & Country - mortgage advisors or google users

After logging on to MSE on Monday I ended up getting in touch with London & Country mortgage advisors and am so now furious that I did. If only i had a delorian.

I earn well and as such it would seem easy for me to get a mortgage but with my credit rating being only "fair" i was struggling.... which is why i called L&C and asked them to proceed with caution.

Having already been rejected by HSBC and due to HSBCs search further upsetting my credit rating i asked L&C for advice and assistance and for insight into mortgages that would not involve envoking a credit search if there was no chance of my passing the test with any particular lender.

I was assured i would have success with an application to Nationwide which i was sceptical about but since the L&C advisor said the application would leave no footprint on my credit report, i let him go ahead. I received a rejection from Nationwide which didn't surprise me but seemed to shock the mortgage advisor?! What do these people get paid for?

Rejection i can deal with but when i checked my credit report again the following day, the Nationwide app had left 2 entries on my credit report further damaging my score.

L&C - bad advice and a lack of knowledge of how the lenders they use work. As much use as a chocolate teapot. Never again.

    L&C are very general brokers, from what i can gather they dont seem to be great when it comes to anything out of the ordinary (bad credit, unusual circumstances etc).

    If you want, you can tell us what is pulling your credit score down and we can try to help.

    Things like, dates, amounts and just generally the facts and figures would be helpful.

    Also the facts and figures surrounding the mortgage, property price, income etc.

    You will probably find a smaller firm (not an estate agent based broker) is the a better solution. But we should be able to give some pointers as to whether it is possible to get a mortgage.

    "Normal" search by Nationwide makes their DIP worth having. Of the major lenders, only Halifax uses the soft search, which makes it unreliable and pointless in cases where there's adverse at a previous address, for example.

    Funny enough L&C also applied to Nationwide for me and it was rejected... maybe it is their default " go to " mortgage provider..

    I think they are just "form fillers " to be honest.

    I was lucky then to be recommended ( by 2 separate people) a local broker, he got me sorted with Woolwich :)

    Very impressed with the chap, he spoke to the BDM before actual application and reassured me there was a good ( not 100% of course) chance of a positive outcome.

    Will definitely use his services again, and recommend him to friends/family etc.

    Anyone in S Devon looking for a good broker, pm me.

    They missed two booked telephone appointments and failed to return any of my calls. I took the hint and went direct to a bank which I researched myself. Hassle, lots of calls, frustration, caused some delay overall, but saved £1,000 in fees going direct.
