    So increase in prices is not all it seems either.

    A "worrying lack of stock" is primarily created by the housing shortage, which has been worsened by 5 years of mortgage rationing causing building to fall to 100 year lows.
    You probably need to explain to old Thrug how modern day markets work. It seems all of his 'expert' predictions have not just never materialised but he's been very wide of the mark...

    Despite being labelled a bull I was (certainly compared to you) reasonably bearish about the market, I had been expecting the market to increase only nominally but not in real terms for the next few years. But there has been so much positive news recently, I am beginning to think that I have been wrong to think that and that the market may be at a pivotal point and is already starting to recover in real terms.

    That's because you and I were reasonable and understood the dynamics of the markets and economy. For that reason you/we were/are labelled bulls. It's not our fault we have more experienced and are more intelligent than most on here.
