To be clear, I am railing against nothing - hence the attempt to get the thread back on track.
I think I will do just as you suggest and gamble on Santander first - nothing ventured.
Appreciate that its not an exact science. I never asked any of the brokers I contacted for anything exact and specifically said that I understood that they could not confirm anything one way or another. I did, however, expect some guidance and thoughts based on experience. They seem incapable in this regard. If you can't give that as a broker then frankly you are a waste of space and time in my view. Others may not share my view.
I think I must just have been unlucky as the brokers on here seem much more clued up (and generally interested) than those I have dealt with.0 -
Nobody can give you a cast iron answer. You could have perfect credit reports and still fail.
However its worth dip'ing at 75% LTV as i would imagine it will go through.

Perhaps not, but when you explain to people there is an option which involves human beings, but which won't get them the best deal...To be clear, I am railing against nothing
... they then want the system changed so the system accepts their failings, not those of others but which rewards them with the best deals.
That is human nature and completely understandable.
When it comes down to it, the best deal is the best which is available to you and your circumstances.

That is exactly what I am after as I mentioned above - the best deal for us with our circumstances. Not necessarily the "best deal", just the best I can get.
I was rather hoping a broker would help me in establishing this.

It sounds like one credit check against our names is not going to hurt too much so I am going to give it a go.

The brokers on here cant tell you the best deal for you for a few different reasons... Its a regulated industry, to do it without knowing more info would be inappropriate. We also dont have enough info, income, employment, family circumstances, expenditure etc etc.

i meant the brokers i have been speaking to in the real world who have all the info they need. Not one actually asked me for our credit reports. I passed them on anyway. I think only one actually looked at these.

These days mortgage DIPs usually involve a full credit check, so your credit histories would be assessed at that point. Bear in mind that a DIP is usually logged as a credit application (because you are asking 'will you lend to me?') as opposed to a quotation, so perhaps a broker can provide some useful guidance before you decide which lender to go with.
